What good news for the Candy Brick villas: the rental income for the next year 2022 is already building up! 🏗️

Booking a year in advance
This season, Istria has experienced very good results in terms of tourism figures. And it keeps growing solidly, gaining market shares from other touristic locations, due to its attractiveness, favorable position, and local policies.
That is even more true for beautiful and modern private villas with a private pool.
This is definitely the most requested type of accommodation, offering privacy, safety, relaxation and pure enjoyment.
Therefore, guests start booking a year in advance because they have experienced this year that “high-rated” villas are getting full-booked very quickly, and next summer there will be nothing available for them!
Rental income 2022 is already building up
Have a look at the data below, showing that with a 12 months advance Candy Brick villas already have from €9,000 to €13,000 in reservations!
Of course, the occupancy rate for 2022 is still quite low one year in advance, but the fact that many people are already reserving their villas, tells a lot about the solid and rising demand for our Candy Brick villas!
Why is it happening?
Istria’s solid growth, attractiveness, and popularity, are not the only reason behind this data!
There are more explanations:
- Candy Brick villas are modern, beautiful, well-positioned, therefore highly attractive for the guests who are trying to book them as soon as possible;
- Our villas are well-ranked on the booking portals, as a result of hard work in house preparation and guests management;
- The more time passes, the more we have returning guests.
Positive consequences
This beautiful scenario makes us think that the 2022 rental figures may beat 2021.
Especially, as we have already received bookings at higher rates than in 2021!

What about the low season?
The high season is producing a very significant rental income, and it’s quite a long period of time.
For us, the high season starts in May, and it ends in October.
What about the remaining months?
We have 3 options here:
1 – If you want to spend a few months in the villa, we can just close the calendar;
2 – We can focus on short-term rental: online workers, digital nomads, low-season travelers, many people are enjoying coming to Istria when it is cheaper and not crowded.
Still, there can be very beautiful days, and the villas do offer everything also to be enjoyed in wintertime (floor heating, fireplace, etc).
Obviously, the rental income and occupancy won’t be the same, but an extra few thousand of euros in the wintertime is a very positive additional benefit.
In addition, that helps your villa improving its ranking, with long-term positive effects.
3 – We can benefit from medium-term rentals, such as tenants renting out the villa for one month, 2 months, 4 months.
In this way, you can achieve a fixed rental plus the reimbursement of the expenses (electricity, water, rubbish, internet).

This week I met a few of you, investors, and I am waiting to sign the last agreement for the last villa available to be purchased.
