About Silent Valley

Silent Valley is an exclusive project on an area of almost 8000 m2. The project is composed of 3 spacious villas surrounded by a green belt of trees that provide a beautiful view of the nature from the sundecks.

The 3 villas are characterized with a modern architecture and high energy-efficiency.

Each villa has a powerful photovoltaic installations of 9 kWh and Daikin air heat pumps and faincoils.

In addition, each villa stores the excess of the electricity production in the batteries.

The plot of each villa is independent and fenced. The size of the plot is between 552 m2 - 676 m2.

The access road to villas is private and reserved soley for the owners and the guests of the 3 villas.

The rental of the villas in Silent Valley is successfully ongoing since June 2019.

Matelići

Silent Valley is located in the South of Istria, in a picturesque and relaxing village Matelići in the municipality of Marčana. In this location, the guests enjoy the modern villas of Silent Valley with a lot of space, green, privacy, calm, and at the same time they are close to the biggest city in Istria, to the sea, and the most beautiful beaches.

This area of Istria is exceptionally beautiful, less explored than the West coast, and truly authentic. From Silent Valley, within a short drive, the guests easily reach the beach Duga Uvala in Peruški. The same distance is to the city of Pula or the town of Fažana, which offers boat trips to the National Park of Brijuni islands.

The area of Silent Valley is abundant with Mediterranean vegetation, and beautiful countryside, making it ideal for relaxing time in Istria.

All the main services are very near: 1 km from Silent Valley there is a grocery shop Konzum in Orbanići, where the guests of the villas can buy fresh bread and all other products.

In the nearby town of Vodnjan, there are 2 new and big supermarkets (Plodine and Konzum), petrol station, post office, tourist center and a beautiful old town with coffee bars.

Rovinj is accessible within a pleasant 30 min drive through Istrian surroundings.

5. Quality

Cooling & heating system

The heating of the domestic water is provided by the Daikin heat pump.

In addition, each villa is also equipped with 3 solar water heater collectors placed on the roof of the each villa.

The collectors reduce the electricity consumption used for heating up the domestic water.

The heating of the building is provided by KAN-therm floor heating in the living room, corridors, and bathrooms, and 4 units of Daikin fan coils.

The bathrooms are also equipped with water radiators.

The water in the floor heating system is heated up by Daikin heat pump.

The cooling of the building is provided by 4 units of Daikin fan coils.

6. photovoltaic installation

Photovoltaic installation in Silent Valley

Apart from having a contract with HEP for 9,3 kWh, each villa in Silent Valley has also an off-grid photovoltaic installation of 9 kWh.

The photovoltaics panels are placed on the plot in front of the villas. In this way, they don’t interfere with the view.

All the other elements of the photovoltaic installation are placed in the technical rooms of the villas.

On average 50% of the yearly electricity consumption is for free, provided by the photovoltaic installation.

7. Construction phase

Villa San Polo Max

Villa San Polo Max has a private pool of 32 m2 overlooking an authentic Istrian rock wall, which gets lightened by the evening together with the pool.

The villa offers a lot of privacy: it has a spacious outside sundeck, with a dining table, barbecue, and sunbeds and umbrellas.

The pool heating is available between the 25th of May and the 7th of October (+/- 2 weeks depending on the weather).

The villa has 3 bedrooms and 4 bathrooms laid out over 3 floors. One of the bathrooms has a bathtub and a balcony. The villa has a gross size of 245,79 m2 plus around 23 m2 of storage area.

The sofa in the living room means the villa can host up to 8 guests.

Air-conditioning is available in every room.

The villa has also floor heating and a fireplace so that it can be used all year long.

The kitchen is fully equipped, also with a coffee machine and a blender for smoothies.

As a part of Silent Valley, the guests get the free access to a playground in front of the villa in the green valley surrounded by trees.

Villa San Amore

Villa San Amore has a private infinity pool of 32 m2, which gets lightened by the evening.

The villa has an outside sundeck, with a dining table, barbecue, and sunbeds and umbrellas.

This villa has 3 bedrooms and 4 bathrooms. The rooms are distributed over 3 levels.

The master bedroom offers a bathroom with a bathrube and a spacious terrace with the view of Silent Valley.

The sofa in the living room means the villa can host up to 8 guests.

Air-conditioning is available in every room.

The villa has also floor heating, so that it can be used all year long.

As the chimney was built in the dining room, the fireplace can be installed in a very easy way.

All villa is fully equipped, and constantly rented to the guests.
