The project has been developed on an building area of 4310 m2.
The plots of the single villas are independent and fenced of 603 m2 - 748 m2.
The rental of the villas in Blue Bay has been successfully ongoing since July 2019.
In 2022 villas generated an average rental income above €44,000 per villa.

This is a great holiday house! We were so happy here, all three bedrooms have on suites which is fantastic! The outdoor bbq/smoker and outdoor cooking and dining area was also handy. The doctor was modern and new. There were also smart TV’s in every bedroom which was great! Isabella helped whenever we needed and our holiday was an overall fantastic experience. We will definitely be back next year 🙂

Krnica
Blue Bay villas are located in the South of Istria, in a very welcoming Istrian town Krnica in the municipality of Marčana.
Restaurants, pizzerias, shop, post office, bakery are just a walking distance to the villas, in the center of Krnica.
In Krnica there are also the beautiful clear sea and a pet-friendly wild beach.
Within a very short drive, also many other beaches of South of Istria can be reached.
The biggest city of the istrian peninsula, Pula, stays 20 minutes away.
From the villas you can enjoy the view on the sea & on the beautiful Cres Island.
5. Quality
Cooling & heating system
The heating of the domestic water is provided by the Daikin heat pump.
The heating of the building is provided by floor heating all-over the villa and 4 units of Daikin fan coils.
In addition, each villa has a fireplace.
The bathrooms are also equipped with electric plug in radiators for the towels.
The water in the floor heating system is heated up by Daikin heat pump.
The cooling of the villas is provided by 4 units of Daikin fan coils.
