Buying a real estate where<\/strong> the location is<\/strong> not high demand and healthy growing<\/strong> can result in expenses.<\/p>\n

2.Investment real estate – Capital Gain<\/strong><\/p>\n

You can get a return on your investment also when you decide to monetise your real estate\u00a0generating a capital gain.<\/strong><\/p>\n

You buy something paying X\u00a0and then, after few years, you get “10+X” when you monetise it. This is not as simple as it looks, but the analogy of making a profit this way is like having a delicious dessert after a good meal.\u00a0<\/span><\/p>\n

Making a profit this way requires good location. No investments taking place in the area, is a sign that the region is not attractive and the value of the property in this case can even decrease.<\/p>\n

Istria is attracting more and more tourists from Italy, Germany and Austria. The peninsula is not only attracting high spending tourists coming from those countries but it also bringing more families.<\/p>\n

Last November, an international investors conference took place in Zagreb, attracting very important guests such as Wael Al Lawati from DAMAC.<\/p>\n

DAMAC was the first real estate company from the Middle East to list on the London Stock Exchange and they\u00a0raised 379 million US dollar in the form of an IPO.\u00a0<\/span><\/p>\n

It has delivered approximately 19900 homes to date and has over 44000 units in various stages of development, all this in the UAE, Saudi Arabia, Qatar, Jordan, Lebanon, United Kingdom and Oman.<\/p>\n

Now they want to extend their investments in Europe and are planning to invest in Croatia:<\/p>\n

\u201cCroatia has a lot to offer in terms of picturesque locations for residential communities as well as being an attractive holiday destination for tourists, presenting tremendous potential for hospitality projects.<\/strong><\/p>\n

Istria\u2019s close proximity to a number of countries such as Italy and Slovenia makes it easily accessible for holidaymakers travelling\u00a0by car.<\/strong><\/p>\n

Croatia\u2019s geographical diversity makes the country very attractive to DAMAC as it opens up a lot of opportunities to plan a mix of projects.\u201d<\/strong><\/p>\n

Alwaleed bin Talal, a shareholder of Citigroup, Apple, News Corp., Twitter and many other companies, with his net worth of over 30 billion US dollars,\u00a0is still considered to be one of the richest man on the planet<\/strong> and the wealthiest investor in all of the Middle East.<\/p>\n

Apart from been recently involved in an anti-corruption crackdown, he expressed his interest in Croatian investment opportunities in tourism and shared his positive outlook on Croatia and its coast.<\/strong><\/p>\n

Commercial Bank of China<\/h3>\n

 <\/p>\n

Industrial and Commercial Bank of China has set up a 11 billion dollars fund to invest in Central and Eastern Europe<\/strong>. If you fit this money in a room it would probably reach the ceiling.<\/p>\n

Currently the fund invests in projects in Poland, however the fund has already contacted the Croatian government with a request of presenting them some companies to invest in or projects.<\/strong> The fund is being run by\u00a0Sino-CEE Financial Holdings Ltd.<\/p>\n

Sveta Katarina – Monumenti<\/h3>\n

 <\/p>\n

The first investment listed of 2018 is over 65 mln euro, spent on a resort and marina “Sveta Katarina – Monumenti\u201d.<\/p>\n

This investment increases the interest of other infrastructure investments, easing the access of wealthy tourists that wish to reach the peninsula by boat through the Adriatic sea.\u00a0The area also offers many luxurious 4-5 star hotels to accommodate those tourists and also luxurious villas and properties so that they can enjoy their stay.<\/p>\n

Danko Kon\u010dar<\/h3>\n

 <\/p>\n

The investor – Danko Kon\u010dar,<\/strong> known as the \u201c the king of Croatian shipbuilding \u201d\u00a0 <\/span>– which has companies located all over the world, could invest his 65 mln euro anywhere, but he chose Istria.<\/strong><\/p>\n

In June 2018, one of Croatia\u2019s leading wine producers Roxanich invested 11 mln euro in a world class winery +<\/strong>. The winery includes a\u00a0hotel, restaurant, multi-purpose hall, wellness, lounge bar and nightclub, so that the guests of your villa will also enjoy this world class winery.<\/p>\n

Maistra hotel group<\/h3>\n

 <\/p>\n

This year, Maistra hotel group – one the biggest real estate investment group in Europe – finished its investment worth around 80 mln euro (600 million kunas) in Rovigno.<\/strong><\/p>\n
