1. Heritage & Resort Hotel Monumenti: Transforming History into Luxury in Pula<\/h3>\n\n\n\n

Let\u2019s begin by exploring an exciting new ,real estate project in Pula, a city that serves as the backdrop for many of our Candy Brick villas.<\/p>\n\n\n\n

With a total investment of \u20ac35 million allocated for the hotel and over \u20ac85 million dedicated to the entire development, the Heritage & Resort Hotel Monumenti in Pula<\/a> represents a major transformation in the region.<\/p>\n\n\n\n

This project is led by Kermas Istra d.o.o., owned by LNS Tourism Ltd. from Malta and Emma Sigma from Cyprus. The hotel is being built on the site of a former Austro-Hungarian barracks, seamlessly blending historical charm with modern luxury.<\/p>\n\n\n\n

To further enhance its appeal, one wing of the hotel will preserve the original barracks, offering 58 rooms, while the newly constructed glass wing will feature 40 rooms and eight luxurious apartments.<\/p>\n\n\n\n

The design of the Heritage & Resort Hotel Monumenti<\/a> feels somewhat detached from traditional architectural elements, especially with the new building added as part of the expansion.<\/p>\n\n\n\n

Regarding the interior design, the 3D renderings lack a cohesive theme, which could impact the overall experience.<\/p>\n\n\n\n

However, this real estate project remains a fantastic initiative, particularly due to its prime location. With top-tier services and construction quality, it has the potential to become a highly successful venture!<\/p>\n\n\n\n

2. Valamar Pical Resort: \u20ac139 Million Investment<\/h3>\n\n\n\n

Don’t miss this exciting project, as well. The Valamar Group is investing \u20ac139 million in a stunning resort in Pore\u010d, Istria.<\/p>\n\n\n\n

The new resort<\/a> will feature 513 rooms, 10 restaurants, a wellness center, pools, and landscaped beaches. Additionally, it will offer family-friendly attractions like Maro World, a 1,200 m\u00b2 playground, and active leisure options such as a Bike Center and running trails.<\/p>\n\n\n\n

Open year-round, the resort will create over 700 jobs and provide various public amenities, including a conference center that can host up to 1,200 people.<\/p>\n\n\n\n

These projects are rare in Istria because municipalities limit development near the sea. While we\u2019re fortunate to have a few exceptional ones, it is important to preserve Istria\u2019s charm and avoid overdeveloping with large resorts.<\/p>\n\n\n\n

3. Valkavran Tourism Project in Marcana<\/h3>\n\n\n\n

The Valkavran Project covers approximately 70,000 m\u00b2 of urbanized land, with around 50,000 m\u00b2 designated for hotel development. Additionally, about 13,000 m\u00b2 will host a tourist resort with a maximum of 50 beds, such as villas.<\/p>\n\n\n

The location seems ideal by the sea, but the urban plan restricts development within 100 meters of the shoreline.<\/p>\n\n\n\n

This limits construction space, preventing hotels or villas in the area, and constrains the project’s potential. Significant infrastructure investments will be needed.<\/p>\n\n\n\n

Given the steep slope, we suggest expanding the development area or securing EU funds for infrastructure improvements to make the investment viable.<\/p>\n\n\n\n
